St. Charles County Real Estate – December Market Report

As I mentioned in my previous post on St. Louis City’s Market Report, I’ll be providing you with updated home sales data each month so you can track the local market.

St. Charles County is rapidly growing with new subdivisions popping up around every corner. The large number of homes for sale available in the county is great for buyers, but can result in a longer time to sell when you are ready to move again.

The data below summarizes St. Charles County residential properties located within the school district boundaries that have been listed through the MLS.

This data includes single family homes, detached cluster homes, and new construction including ‘to be built’ properties. It may also include some townhomes and attached villas if they were entered as residential properties rather than condo/cluster properties. Active & Under Contract data is based on January 1, 2008. The data is obtained through MARIS and is deemed reliable but is not guaranteed.

The data for St. Charles County real estate home sales in December reinforces what I’ve been noticing for awhile. The lower priced homes seem to be more popular than luxury or higher priced properties.

How do I know this? You can see that homes are selling on average for 3-6% off of list price. But, if you add even 10% to the average sale price, you don’t even get close to the average price for active homes in most parts of St. Charles County.

What does this mean for you?

If you are trying to sell a home in St. Charles County, and your home for sale is priced above the average price for closed sales, there just aren’t very many buyers looking for homes in your price range. This means that you need to have your house in fabulous condition and be priced right for the market. If you are overpriced, buyers will move on to another home. They have a lot to choose from in St. Charles County.
