I’ve been working with buyers relocating to the St. Louis area for years, and I find that many people are really surprised to discover that St. Louis home prices are higher than where they currently live.

I guess people assume because St. Louis is in the Midwest that prices will naturally be less expensive than where they live. I’ve found this especially true for people moving here from Dallas, Oklahoma and Florida. I’m not an expert in market conditions in these cities or why the prices vary from city to city, but I do know that homes without basements are the norm in some of these areas (and less expensive to build). Inexpensive labor costs may also play a part since new construction in St. Louis is mostly built by union labor.

Regardless of the reasons, the sticker shock can be very disturbing for relocating buyers. On the other hand, I do know relocating buyers that were thrilled with our home prices.

How does the cost of living in St. Louis compare to other cities?

I found a fun website tool to compare cities on 69 different specific products including orange juice, movies, doctor visits, and even Lipitor. Of course, home prices, energy costs and mortgage rates are also included. You can also plug in your current salary and see how much money you would have to make in another city based on the cost of living difference to maintain the same standard of living.

So I decided to check the cities that have seemed to result in the most sticker shock for my relocating clients.

According to the website, the average home sale price is St. Louis is $270,160.

In my first post of this series, I showed you some bad kitchen shots from a West County home. I just had to show you one more picture from this same listing.

What is Wrong with this Picture?

Ballwin home listed at $429,900

Turning on the lights is the first step in making a room with red walls and an orange ceiling look acceptable. On second thought, this seller should have been told to paint the room a neutral color before listing it. How much do you want to bet that this agent is getting feedback that the house is just ‘too much work’ for a lot of buyers.

Even worse, many buyers won’t even come take a look because that think it will be too much work.

One last comment on this house…there is a space in the MLS listings for Agent Remarks. These comments get seen by every agent, but don’t show up when the general public looks at the listing on the internet or when the listing is emailed to a potential buyer (or the home seller!).

The agent remarks in this house state: “Must have confirmed appt. Easy to show. Puppy that gets excited & might pee..don’t want that.”

Hummm…I wonder if this house is going to have little puppy pee stains all over the house on the carpeting. Guess which house just moved to the bottom of my stack.

Buyers study pictures to decide if they want to come see your home. If you are selling your home, make sure your pictures don’t disqualify your home before the buyers even walk through the door.

If your home is already on the market, take a critical look at the pictures posted on your listing and ask your agent to redo any of the pictures that send out any red flags. If you are preparing to list your home and haven’t yet selected an agent, I would welcome a chance to talk to you.
