St. Louis City Real Estate – January Market Report

In the last few days, I have posted the latest real estate market reports for St. Louis County and St. Charles County.

Today we’ve got the January real estate report for St. Louis City. As I’ve mentioned before, the city is made up of a number of neighborhoods, and my reports are based on a map defined search which may not exactly coincide with official boundaries.

The data is based on residential sales which doesn’t include the majority of condos and is taken from MARIS.It is deemed reliable but not guaranteed. Active and under contract data is based on Feb. 1, 2008.

St. Louis City – Tower Grove Park/Shaw Garden
# of Active properties: 157
# of Under Contract properties: 25
# of Sold properties: 8
Avg Active list price: $185,318
Avg Sold price: $107,956
Avg days on market Active properties: 105
Avg days on market Sold: 108
Avg Sold $/List $: 94.66%
Hi/Low Sold price: $158,000/$48,750
St. Louis City – Soulard/Lafayette Square/Benton Park

Avg Sold price: $131,321

Avg Sold $/List $: 95.94%
Hi/Low Sold price: $337,000/$15,000

As long as the average price of active properties is so much higher than the average price of sold properties, the highest priced homes will continue to languish on the market.

Buyers are being cautious, and no one wants to buy the most expensive home on the block. If you are trying to sell your home, and you do have the most expensive house on the block, make sure you a priced competitively or you’ll find selling a very frustrating experience.
