Over the last 2 days, I posted the April numbers for St. Louis County and St. Louis City.

Below you’ll find the April real estate report for St. Charles County. Inventory continues to climb. The spring housing market is in full swing.

Compare the months of inventory available in each of the areas below:

St. Charles City – 2.95
Francis Howell – 4.94
Fort Zumwalt – 4.39
Wentzville – 6.15

* The months of inventory is determined by taking available properties divided by under contract properties. If homes continue selling at the same rate as last month, then it would take the resulting number of months to use up the entire available inventory.

St. Charles City School District has both the lowest months of inventory and days on market. If you are looking for a moderately priced home in St. Charles County and don’t have to buy a new home, you really should consider St. Charles City school district. When the time comes to sell, you’ll have less competition and sell more quickly than in the rest of St. Charles County.

And, Wentzville may have low prices and lots of new homes, but there is a big oversupply of homes available that probably won’t change much in the next few years given the large number of new construction subdivisions still building homes. If you plan to only stay in your next home for a few years, you would do better by purchasing in an area that has less of an oversupply than Wentzville.
