St. Louis County – April Market Report

Below is the monthly real estate market report for many of St. Louis County’s school districts.

One of the things that I watch each month is the Months of Inventory in each area. Since most homes close in about a month (meaning the homes that closed in April were mostly purchased in March), you can find the months of inventory by taking the available homes (supply) divided by the under contract homes (demand).

Based on months of inventory, sellers in Brentwood and Webster Groves have the least amount of competition. On the other hand, I don’t think I would want to be one of the 1002 homes on the market in the Rockwood school district.

The spring market is now in full swing.  If you are thinking of buying or selling, don’t wait too long. By mid-summer the market starts slowing down.

The information is based on residential closed sales through the MARIS and is deemed reliable but not guaranteed. Active & pending sales are as of May 4, 2008.
