St. Louis County – May Market Report

Below is the monthly real estate market report for many of St. Louis County’s school districts.

This year, homes are taking 3 months on average to sell compared to only 2 months just a few years ago. One of the things that I watch each month is the difference between the average sale price and days on market for ACTIVE vs SOLD properties. In some areas such as Brentwood, Webster Groves and University City, the differences between the people still trying to find a buyer (actives) and the ones that successfully sold is fairly minimal. The homes in these areas seem to be more fairly priced on average.

In comparison, there are huge differences between the people still trying to find a buyer and the ones that found their buyer in other areas including Ladue, Lindbergh and Rockwood. If you have one of the unsold homes in these areas, and you have been on the market much longer than the average, you might want to take a serious look at your price and how you compare to the other homes in your price point.

The information is based on residential closed sales through the MARIS and is deemed reliable but not guaranteed. Active & pending sales are as of June 7, 2008.
