Some interesting data on Supply & Demand figures…

Here are the number of NEW LISTINGS TAKEN vs CLOSED SALES for St. Louis County in May, June and July each year from 2004 – 2008. Highs and lows for each month are marked with RED numbers being bad and GREEN being good.

NEW LISTING INVENTORY:

May June July
2004 2006 2189 2105
2005 2282 2411 2173
2006 2537 2590 2031
2007 2571 2458 2205
2008 2088 1941 1935

Note that 2007 had some really high numbers and 2008 has some really low numbers, even lower than back in 2004.

With lower levels of new listings this year since before 2004, could we be turning the tide?

We definitely are happy to see lower inventory numbers…even though the media likes to report that we have record levels of Unsold Homes. It may be true on a national level, just not in St. Louis County!!!

Unfortunately, you can see the drop in sales here. We need the sales numbers to stop dropping or to start increasing to mark the end of the downturn…
