St. Louis County – July Market Report

Below is the July real estate market report for many of St. Louis County’s school districts.

The amount that sellers are willing to come down from their current list price to get their home sold continues to be around 4% in most areas of St. Louis County. As we move out of the spring – summer market and into fall, I wouldn’t be surprised if sellers finally started coming down a little more. Of course, the average % off may stay the same with sellers instead dropping their list price.

What can we expect in upcoming months?

With firm August homes sales tending to close in September, the trend from 2007 suggests that we can expect a big drop in the number of closed homes in September. Don’t expect many homes to go under contract this month.

Inventory will likely rise in the next few months, or at least remain stable, while the number of closed sales goes down. Only 2 of the 12 school districts I track had a 5% or more drop in active inventory compared to last month. Five of the districts actually had an increase in inventory while almost all of the districts have fewer homes under contract than last month.

The information is based on residential closed sales through the MARIS and is deemed reliable but not guaranteed. Active & pending sales are as of August 7, 2008.
