Each year home sales drop in September as families focus on getting their kids back in school.
Since most real estate sales close in about a month (assuming they are not contingent on the buyer selling their house first), you can expect that families trying to get their kids enrolled in school will make sure that they write a contract by the end of July. Once they have a contract, they can enroll the kids in their new schools and hopefully will be in the new house before the day one. Since most schools start in mid-August, you can expect a higher rate of contract offers in July than in August. Take a look at the charts below to see July – September sales for the last few years.

Of course, there are families that will still buy homes this month. Since all a family needs to get their kids enrolled in school is a sales contract, there may be some families scrambling in the next few weeks to pick out a house. But if you are a seller still trying to find your buyer, expect a drop in traffic once school starts.
