Over the last couple of days, I posted the August numbers for St. Louis County and St. Louis City.

Below you’ll find the August real estate report for St. Charles County.

Available inventory has continued dropping in all parts of St. Charles County except for in the St. Charles City school district. Here the inventory basically remained the same, thought the number of properties under contract are down this month.

St. Charles City school district also has the lowest amount of inventory, and the lowest average days on market for homes that sell. Homes typically sell in less than 2 months in this part of the county.

In contrast, homes in Francis Howell and Fort Zumwalt school districts that ended up with an accepted contract took between 2-3 months to sell. Wentzville, with the glut of inventory, is the hardest area to sell with homes typically taking 4 months…if they get the a contract at all.

Data is based on residential sales through MARIS and is deemed reliable but not guaranteed. Active and under contract sales data is based on September 3, 2008.
