What is wrong with this picture?

Hummm…It’s important to keep your A/C unit safe from the neighbors. Makes you just want to move your family in.

Buyers study pictures to decide if they want to come see your home. If you are selling your home, make sure your pictures don’t disqualify your home before the buyers even walk through the door.
If your home is already on the market, take a critical look at the pictures posted on your listing and ask your agent to redo any of the pictures that send out red flags. That’s exactly my point. Every house has negatives, but the goal of the MLS listing, and the rest of the advertising, is to point out the positives. You want to get people to walk through the house. Hopefully they love it so much that they decide they can live with the negatives.
A picture like this just means people will eliminate the house without even seeing it.
Who steals air conditioners? I’ve never heard of that. Is that a real problem?
Air conditioner condenser theft has become a problem for rehabbers. The units are pretty expensive. Homes being rehabbed often get new air conditioners and they are vacant for months. Makes them an easy target.
Same goes for copper piping. I had a buyer purchasing a house last year that had been vacant for awhile. A week before closing, between our building inspection and the Laclede Gas inspection, someone broke in and ripped out all the copper piping in the basement. Luckily they were nice enough to at least pinch off the gas line so that the house wasn’t just filled with gas. Still, it made for a rocky road the last week before we closed. In the end, my clients weren’t scared off of the neighborhood and they got all brand new copper pipes.
I don’t consider a gate around the air conditioner a disadvantage to the house because its related to the area. If the buyer is looking in that area they are aware of that necessity.
E – I do appreciate your point that people looking in an area may realize that it is a positive. But, others may not and it might just be the thing that screens someone out from scheduling an appointment. I doubt that anyone would eliminate the house because they didn’t know if there was a locked cage around the AC unit. So, the picture doesn’t gain you anything as long as you include in the written description that there is a new AC unit.
My point is that the MLS listing, and all of the photos, is like a job hunting resume. There are things that might not really be bad, but you want to explain them in person once you have showed the interviewer your charm & smarts. Putting them on the resume might just keep you from getting an interview.
