Arch City Homes listings that sold fast in 2012
The real estate market is definitely doing better this year in St. Louis.
More homes are selling than sold last year. More of the homes on the market are under contract than last year. Homes are also selling faster and for a higher percentage of the listing price.
And sale prices appear to have stabilized. While values are not yet growing, they aren’t falling anymore either.
The overall improvement in the market suggests that it’s only a matter of time before home values start increasing.
Let’s compare the statistics for the 1st half of 2011 compared to 2012.
2011:
- Median selling time – 75 days
- Number of sold homes – 4,697
- Number of expired listings (failed to sell) – 7,449
- Median sale price – $134,900
- Sale price to list price ratio – 95.7%
2012:
- Median selling time – 65 days
- Number of sold homes – 5,292
- Number of expired listings (failed to sell) – 7,379
- Median sale price – $135,050
- Sale price to list price ratio – 96.2%
Statistics are obtained from the St. Louis MLS system (MARIS) for agent-listed single family homes in St. Louis County and closed between Jan. 1 – June 30.
